Abstract


To meet housing needs, not everyone can easily build a house. A process is needed so that a house can be built and used. An alternative to realizing this desire is to buy a house from a real estate developer. Housing developers or builders will try to provide housing with various types of houses according to community needs. The Villa Indah Balandete housing development project, located in Kolaka District, Kolaka Regency, is one of the answers to demands for improving community services in Kolaka Regency that are appropriate and in line with community development, especially the city of Kolaka. The BTN Villa Indah Balandete housing complex has a land area of 21,283 hectares, is located in a strategic location and has a beautiful green environment, with adequate supporting facilities such as educational facilities in the form of schools and places of worship (mosques) and is protected from city noise so it is expected to be comfortable and safe. for consumers. This research aims to determine the unit break-even cost and rupiah. The method used in this research is the Break Even Point (BEP) method, namely analyzing the break-even point based on value, units and profits. Based on the results of the Break Even Point analysis (BEP) type 36/91 m² houses reached the break-even point of 117 units with a total of IDR 18,310,500,000 and type 36/104- houses reached 105 units with a total of IDR 16,957,500,000. In the combination of type 36/91 and Type 36/104 with different land sizes, the break-even point was reached, namely type 36/91 with 61 units and type 36/104 with 50 units. The company will also get a return of capital or income of IDR 17,621,500,000, with the construction of 111 housing units
